  • Water staining on the ceiling or wall near the chimney. Water enters through crown cracks, runs down the flue exterior or the brick interior, and shows up inside the home. By the time you see the stain, the crack has been admitting water for months.
  • Spalling brick at the top of the chimney. Spalling is when the brick face flakes or pops off. Freeze-thaw water expansion behind the brick is the cause, and the crown is almost always the entry point.
  • Efflorescence. White chalky mineral deposits on the exterior brick or on the mortar joints. This is dissolved salt left behind as water evaporates. It means water is moving through the masonry, and the crown is the first place we check.
  • A rusted or loose damper. Water pooling inside the flue drips down onto the damper plate. Rust there tells us the crown seal has been compromised for a while.
  • Visible cracks in the crown itself. If you can see them from the ground with binoculars, they’re already wide enough to matter. Hairline cracks under an inch deep can usually be sealed; deeper fractures need a recast.
