How Famco Products Fail - and How We Fix Them

  • Famco stainless steel caps and the New York freeze-thaw cycle. Famco’s standard cap line holds up well indoors, but in New York the mesh screens on older Famco caps we pull off brownstones and prewars are often corroded at the weld points. Water gets in, freezes, and pries the mesh loose from the frame. We don’t patch these - we replace the cap with a properly sized unit and verify the flue termination height while we’re up there.
  • Mortar joints on chimneys with Famco dampers or caps. When a Famco component sits on a chimney with deteriorating mortar, the component is rarely the problem - the crown flashing is. We see this constantly in Queens and the Bronx: water tracks down the brick, softens the mortar bed, and the Famco unit shifts. The fix is repointing plus a proper crown, not a new damper.
  • Famco anchor plates loosening on older masonry. Some Famco chimney fans and caps mount to anchor plates set into the crown. On 60-plus-year-old brick in New York, the concrete crown crumbles around those anchors and the whole assembly starts to rock. We remove the unit, rebuild the crown substrate, and reset with new anchors - not the same ones yanked out of spalled concrete.
  • Spalling brick behind Famco chase covers. If you have a prefab or chase-style chimney with a Famco cover, the failure pattern we see most in New York is spalling at the chase top where water pools. The cover does its job, but the masonry beneath it doesn’t shed water the way it should. The fix is brick repair or replacement at the chase, plus waterproofing on the exposed masonry, not a new cover.
  • Class III creosote buildup downstream of Famco dampers. When a Famco damper is even slightly oversized or gasketed poorly, you get incomplete draft and creosote accumulates faster than normal. We find Class III - the thick, tarry kind - more often on chimneys with aftermarket Famco dampers than with original factory units. We remove it mechanically, then address the draft issue so it doesn’t come back in a season.
